Rental Property Terms

Terms and Conditions

Occupancy

This home is privately owned and located in a residential area. By state law, occupancy may not exceed eight people. Maximum occupancy includes infants and children. A responsible adult 21 or over must make the reservation. Proof may be required.

Restrictions

This property is non-smoking and absolutely no pets are allowed.

Minimum stay will normally be 4 nights but can be less depending on property and season. If you have booked a property for less than the minimum stay for that property, an extra cleaning fee will be charged to the tenant. Any stay longer than 6 days and the cleaning fee is waived. Long Term Rentals are welcome and please inquire for details.

Responsibility

We hold the person whose name appears on the reservation responsible for any payments, damages, theft, and all other responsibilities of this Rental agreement.

Reservations

We reserve the right to cancel any reservation made under false pretenses, for groups exceeding the occupancy of the house or other legal reasons. Cancellations must be submitted in writing 8 weeks prior to arrival date shown on the rental confirmation email. Last minute cancellations or no-shows will result in the forfeiture of rental funds.

Deposit Due Upon Confirmation

By making a reservation, you automatically agree with our Terms and Conditions. Once you reserve the property, a $250 deposit is due upon confirmation of this rental, which will be deducted from the final total. Should you then cancel, this deposit automatically becomes non-refundable.

Accepted Payments

Payments can be made by cash, Paypal, credit card, check, and certified check. Please note there is a merchant services credit charge commission of 4% charged on the total monies to be paid when paying by credit card.

Full Payment Due

Full payment is due 8 weeks prior to arrival. If you are reserving a property within 8 weeks of the arrival date the full payment is required. Should you then cancel this payment becomes non-refundable.

Check-in/Check Out Times

Check-in Time: 4:00 p.m. Eastern Time

Check-out Time: 10:00 a.m. Eastern Time

Power, Water, Phone & Cable Outages

We sometimes experience outages that are beyond our control. We report outages as they occur and no refunds will be given for such items.

Trash

Place trash outside in receptacle and leave by the road for curbside pick-up. Refer to the property instructions for pick-up days. Trash should out by 7a.m. on pick-up days or the night before. If there is excess trash on departure there will be a $25 pick-up charge.

Maintenance & Housekeeping

Every effort is made to have your rental property clean and all equipment and furnishings in good working order. If you find any maintenance or housekeeping problems upon your arrival, contact us as soon as possible. We will ensure that corrective action is taken.

Special Needs

If you or a member of your party is disabled or has special needs, please discuss this with us. Every effort will be made to accommodate your needs.

Pets

No pets are allowed inside the home at any time, unless necessary and by prior arrangement (such as a service animal). If a pet or animal is found inside the house, the guest will be deemed as breaching the terms and conditions of the rental agreement, and will forfeit the security deposit taken and eviction will occur with no refund of monies.

No Smoking

No smoking is allowed inside the property at any time. Any guest found in violation will be asked to leave. All monies for reservation will be forfeited. If found after your departure, your entire security deposit or a cleaning fee will be charged.

Directions

You will be emailed directions to the home 7 days prior to your arrival.

Equipment Terms

Pool/Jacuzzi: Charges commence the date turned on until date of departure unless different dates have been pre-arranged. Pool heaters have electrical/mechanical components and these components can sometimes malfunction. Please inform us as soon as possible if your Pool/Spa is not working properly.

Liability

The owners of Private Disney Villa are not responsible for any accident, injury, or damage to any person or their property however caused at the property.
